What it is and why it's right for you.

Home Protection insurance is the policy that repairs or compensates damage to your home and to everything inside it, and that answers for you when you cause damage to someone else. It's designed to be your full everyday safety net: from the big scare — a fire, a flood, a burglary — to the small setback that ruins your week — a leak, a broken window, an electrical fault.

It's the home insurance most people take out, because it covers what actually happens to most homes, with 24-hour assistance included and no filler cover that only inflates the price.

How I work: I don't hand you a closed package. I review what your home is like — owned or rented, primary or second home, its rebuilding value and what you keep inside — and we adjust cover and sums insured so you pay for what you need, no more, no less.

Fire, explosion and lightning

The core of every home policy: fire, explosion, lightning, smoke damage and rebuilding an affected garden.

Theft, robbery and burglary

Inside the home, in storage rooms and garages, including cash, damage caused by burglars and lock replacement.

Jewellery and valuables

Specific cover for jewellery, fine costume jewellery, watches and similar items, with a sum insured we define together.

Water damage

Leaks, seepage and accidents, including locating and repairing the leak: the dreaded hunt for where the water's coming from.

Breakages

Glass, mirrors, acrylic, sanitary ware, ceramic hobs and worktops.

Civil liability

If you cause damage to someone else — your downstairs neighbour, for example — with legal defence and bail bonds included.

24-hour assistance

Emergency plumbing, locksmith, glazing and electrical work, plus multi-service support and handyman ('manitas') callouts.

Additional cover

Debris removal, temporary uninhabitability, electrical damage, vandalism, new-for-old value and automatic sum insured uplift.

Buildings and contents: what each one is (and why it matters).

It's the number one question when taking out home insurance, and getting it wrong here is exactly what makes a policy 'not cover' you when the problem arrives. Buildings cover is the property itself: walls, ceilings, floors, installations, kitchen, bathrooms, doors and windows. Contents cover is everything inside that you'd take with you if you moved: furniture, appliances, clothes, electronics, jewellery and belongings.

If you own your home, you usually insure buildings and contents. If you rent, you usually only need contents cover — the landlord insures the building — and if that's your case, your product is Tenant Home. The classic mistake is insuring the building at its market value instead of its rebuilding value. Getting this figure right avoids under-insurance, and also avoids paying too much: we work that out together.

Is home insurance compulsory if I have a mortgage?.

There's a lot of confusion here, and it's worth being clear because it affects your wallet: a full home insurance policy is not required by law. The only thing the law requires with a mortgage is fire damage cover on the property — a minimum, not a full home policy.

And most importantly: you can take it out with whoever you want. The bank can ask for that fire cover, but it can't force you to take it out with them; theirs is often more expensive and covers less. My advice: take out a good Home Protection policy — which already includes that cover and much more — with whoever covers you best, and I'll help you compare it with what your bank offers.

What does home insurance cover? +
It covers damage to your home (buildings) and your belongings (contents) from fire, theft, water damage or breakages, plus your civil liability. Home Protection also includes 24-hour emergency assistance for plumbing, locksmith, glazing and electrical work.
What's the difference between buildings and contents? +
Buildings cover is the property itself. Contents cover is everything inside that you'd take with you when moving. Owners usually insure both; tenants usually only need contents.
Is home insurance compulsory if I have a mortgage? +
Not by law. With a mortgage only fire damage cover is required, and you can take it out with whichever insurer you choose: the bank can't force you to take it out with them. A good Home Protection policy already includes that cover and much more.
Does it cover water damage and finding the leak? +
Yes. Water damage cover pays for damage caused by burst pipes, seepage or accidents, and includes locating and repairing the leak, at no cost to you.
Does it cover damage I cause to a neighbour? +
Yes, through civil liability cover: if a leak from your home damages the one below, the policy answers for you, including legal defence and bail bonds.
Does it include emergency assistance if something breaks? +
Yes: emergency plumbing, locksmith, glazing and electrical work, plus multi-service support and handyman callouts for small repairs.
Does it cover theft of jewellery or theft outside the home? +
Yes: theft, robbery and burglary inside the home and also in storage rooms and garages, with specific cover for jewellery and valuables, and lock replacement.
Can I insure a second home or a rented property? +
Yes, a second home can be insured with Home Protection. If it's rented out, the usual approach is a specific option depending on whether you're the owner or the tenant: tell me your case and I'll point you in the right direction.
